Think of it as a set of pre-approved permissions from the government for smaller projects. If your timber building project follows all the specific rules of Permitted Development, you don’t need to ask the council for permission.
Here are the key rules your project must follow. If you break even one of these, you will need planning permission.
Use: The building must be for a purpose ‘incidental’ to the main house. This means things like a home office, gym, workshop, or general storage. It cannot be used as self-contained living accommodation (e.g., with a kitchen/bathroom) or for someone to sleep in.
Location: It must not be built in front of the main front wall of your house.
Height: It must be single-storey.
– The absolute maximum height for a pitched roof is 4 metres, or 3 metres for any other roof type.
Crucially: If the building is within 2 metres of your property boundary, its overall height is limited to 2.5 metres (about 8ft 2in).
Size: The garden building, along with any other sheds or extensions, must not take up more than 50% of the total land around your original house.
